Following a competitive tender process, Milton Keynes Council appointed FSG to undertake the SEND Capital Project at The Walnuts School, Hazeley. The project involved the remodelling and internal alteration of existing bedroom accommodation on the first and second floors of the Residential Block to create new classrooms, a library, meeting rooms, toilets, and kitchen facilities. The works also included full redecoration and replacement of floor coverings to modernise and enhance the learning environment.

Duration & Scale

The project was awarded in late June 2020, with mobilisation commencing swiftly to start works on 13th July — one week before the end of the school term. FSG completed the works within an ambitious fixed deadline of 1st September 2020, ensuring the school was ready for the new academic year. Despite unexpected challenges in the demolition phase, the project was successfully completed one week ahead of schedule.

Scope of Works

The project encompassed extensive internal alterations and service upgrades, including:

• Remodelling of first and second-floor residential areas into classrooms, library, and staff facilities.
• Electrical design and full re-wire, including lighting, ring main, and fire alarm alterations.
• Relocation and installation of drainage runs for new toilets and kitchen facilities.
• Fire detection upgrades, including keypad and swipe pad access to entrance doors.
• Complete redecoration, installation of new blinds, sensor lighting, and pin/white boards in each classroom.

Challenges & Solutions

During the demolition phase, it was discovered that the internal walls, originally thought to be lightweight concrete, were in fact reinforced concrete block. This required adjustment to the demolition strategy and extended the programme from four days to two weeks. To minimise disruption to the occupied ground floor classrooms, all rubble was safely removed through first-floor windows via a temporary staircase to the flat roof. FSG’s Project Manager, Andy Ball, restructured the schedule to allow multiple trades to work concurrently around demolition areas while adhering to social distancing and strict health and safety measures. This proactive approach ensured the project still finished ahead of schedule.

Health & Safety Management

Throughout the works, FSG liaised closely with the Principal Designer to update the Construction Phase Plan and associated risk assessments and method statements. Fire stopping was carried out on all penetrations and 50-50 points by trained in-house operatives under daily supervision. A BAFE-registered engineer was appointed to oversee and complete all works relating to the fire detection system, ensuring full compliance with safety regulations.

The completed areas were finished to a high standard, providing a durable and modern learning environment. Finishes included sensor-controlled LED lighting, custom blinds, durable flooring, and high-quality teaching aids such as pin and white boards. Project Overview

FSG was appointed as Principal Contractor to design and construct twelve new temporary accommodation flats across two garage sites in Hemel Hempstead – Northend and Westerdale. The scheme comprised ten two-bedroom and two one-bedroom flats, supporting local residents in need of short-term housing. The works also included the demolition and safe removal of existing garages containing asbestos roofs prior to construction.

Duration & Scale

The two sites, located less than three miles apart, were delivered simultaneously under a single contract. Each site benefited from dedicated management, with a full-time Site Manager and Assistant Site Manager ensuring seamless coordination and progress across both developments. Despite the challenges posed by the Covid-19 pandemic, FSG successfully completed the Northend site in June 2020, with Westerdale following shortly after in August 2020.

Scope of Works

The works included full design and construction of the new accommodation blocks, along with all associated external works and safety measures:

• Demolition of existing garage structures and asbestos removal.
• Design and build of 12 contemporary flats, including two fully wheelchair-accessible ground floor units.
• Installation of floor-to-ceiling windows and Juliet balconies to maximise natural light and accessibility.
• Application of A1 fire-rated cladding systems to ensure the highest fire safety standards.
• Installation of internal and external CCTV systems for enhanced client monitoring and resident security.
• Construction of an external mobility scooter store at the Northend site for residents in adapted units.

Asbestos Management & Safety

Given the presence of asbestos-containing materials in the existing garages, FSG coordinated licensed removal works under strict safety procedures. All demolition and removal activities were undertaken in compliance with HSE guidelines, ensuring zero exposure risks to the public or workforce. Project Overview

Spandow Court is an eight-storey sheltered housing complex built in 1975 and operated by Luton Borough Council. FSG was appointed to undertake the replacement of the building’s flat roof following reports of water ingress into residents’ properties. Due to the occupied nature of the building, FSG worked closely with the Council to survey, scope, design, and specify the works with minimal disruption to residents.

Duration & Scale

The project was delivered within a live environment across an eight-storey housing block. Detailed planning and phased delivery ensured resident safety and continuous building access throughout the duration of the works.

Scope of Works

The contract involved full removal and replacement of the existing flat roof system, including supporting access and safety measures:

• Design and erection of scaffolding, complete with access hoist for materials and equipment.
• Removal and safe disposal of the existing flat roof covering.
• Installation of a new high-performance Bauder felt roof system to enhance weatherproofing and durability.
• Replacement of fascia boards around the perimeter edge of the roof.

In March 2021, FSG commenced the design and build of five new homes for Milton Keynes Council. The development comprised two 4-bedroom semi-detached houses, one 4-bedroom detached house, and two 5-bedroom semi-detached houses, complete with associated external works including Section 278 highways works and drainage. The new homes were constructed across two pockets of land previously overgrown with vegetation within an established residential area on Talland Avenue.

Duration & Scale

Each programme involved works to between 120 and 200 properties, including sheltered housing, apartments, and general needs homes located around St Albans, Hemel Hempstead, and surrounding villages. In September 2021, FSG commenced an internal remodelling project at The Orchard Academy on behalf of Milton Keynes Council. The objective was to create additional SEN (Special Educational Needs) classrooms and associated teaching spaces within the existing school building. This was achieved by reconfiguring internal walls, relocating the central kitchen, and installing new WCs and an assisted WC for pupils.

The collaboration began in 2012 when FSG was awarded a seven-year voids maintenance partnering contract with AHA. The Timber Lane development consists of ten new traditionally built dwellings located within the historic and picturesque Woburn Village — a popular tourist destination. The project includes a mix of two and three-bedroom homes, all with garages, along with associated external works, services, a new road, and landscaped surroundings.

FSG was appointed in late spring 2021 to undertake renovation works on a series of non-traditional structure homes, known as ‘BISF’ homes (British steel-framed houses).

The project involved the full renovation and improvement of 29 BISF homes, enhancing their structural integrity, insulation, and overall energy efficiency.

Over an 8-year period FSG has delivered roofing and roofline refurbishment works to more than 1,500 properties for Red Kite Community Housing Association. Work is delivered both as part of the Framework and on an ad-hoc basis where required.

Scope of Works

Typical works carried out include full re-roofing, replacement of fascias, soffits and gutters, replacement of concrete interlocking tiles and plain tiles with modern interlocking tiles, flat roof renewals, barge boards and under-eaves vent installation.

Where asbestos is present, FSG works closely with an approved asbestos removal contractor to coordinate removal activities. Asbestos removal is carefully timed and managed in conjunction with the HSE to ensure the safety of both customers and operatives.
