Residential New Build Project

FSG has delivered numerous projects refurbishment projects within conservation areas. On behalf of our client Savills, we performed a full refurbishment at a Farm Cottage.

The project consisted of a full refurbishment including electrical re-wire, new oil-fired heating system and radiators. The property also required internal wall insulation, plastering, replacement floor coverings, complete redecoration throughout, replacement windows and doors, kitchen and bathroom replacements and loft insulation.

FSG were awarded the Design and Build project to construct two new build bungalows and an extension of an existing car park for Howard Cottage Housing Association (HCHA), at Hawkfield, Letchworth.

FSG worked closely with HCHA, the registered provider, the design team and the supply chain from an early stage of the design process. This was to identify opportunities to improve quality, value for money and sustainability. Sharing our extensive experience in new build construction, refurbishment and maintenance in the social housing sector, we were able to suggest several improvements to the design and specification in line with Housing Quality Indicators, Lifetime Homes Standard and Secured by Design.

After factoring in the scale of the project and the potential disruptions that could be caused due to the location, FSG proposed a timber frame construction reducing the on-site construction programme.

The redundant area where the construction took place was once additional parking for residents and bins storage that had to be demolished before work could take place. Asbestos was located in the roofs and, we arranged for our sub-contractor to remove and dispose of the licenced asbestos.

The site was accessed through an existing car park that was well used by the adjacent supported residents. Access to all the residential blocks had to remain operational which required careful site planning and logistics during the construction period.

During mobilisation, FSG identified an existing adoptable sewer that Anglian Water had no record of, which required diverting. FSG undertook all of the design elements and held one to one discussions with Anglian Water to ensure that the diversion proposals were approved, enabling the scheme to progress with minimal disruption.

FSG have been able to deliver the full range of trades on each project including groundworks, foundations, brickwork and blockwork, external wall insulation, cladding, roofing, roofline, joinery, installation of central heating systems, plumbing, drainage, installation of kitchens and bathrooms, plastering, flooring and
decorations. The value of this project was £300,000.
