Project Overview

FSG has maintained a long-term partnership with Grand Union Housing Group and its former subsidiaries — Aragon Housing Association (AHA), MacIntyre Homes, and South Northants Homes — for over ten years. The collaboration began in 2012 when FSG was awarded a seven-year voids maintenance partnering contract with AHA. This contract was procured jointly with Central Bedfordshire Council, allowing FSG to share efficiencies, learning, and best practices across both organisations.

Duration & Scale

Since the partnership began in 2012, FSG has continued to deliver responsive and void maintenance services across approximately 12,000 properties throughout Bedfordshire, Milton Keynes, Northamptonshire, and surrounding areas. The collaboration has evolved over time, adapting to GUHG’s operational changes and growth, including the establishment of their Internal Maintenance Team in 2020.

Scope of Works

The partnership includes the delivery of both void and responsive repair services to support GUHG’s housing portfolio:

  • Voids: Management and refurbishment of major voids, including kitchen and bathroom replacements, electrical works, structural repairs, alterations, and non-licensed asbestos removal and cleaning. FSG supports GUHG’s Internal Maintenance Team by providing flexible resources to manage peaks and troughs, delivering 10–15 voids per month through an in-house team of 14 locally employed operatives.
  • Responsive Repairs: Ongoing support to GUHG’s Internal Maintenance Team since 2020, particularly during mobilisation and resource challenges following the move to in-house service delivery. FSG provided additional labour and expertise to resolve backlog works including electrical testing, carpentry, fencing, plumbing, and roofing. All works were geographically programmed and coordinated directly with residents to ensure minimal disruption.

Asbestos Management & Safety

FSG undertakes all asbestos-related work in accordance with current health and safety regulations, including non-licensed asbestos removal and cleaning, ensuring safe working environments for both staff and residents.

Product Specification & Guarantees

All repair and refurbishment works are completed to GUHG’s quality and performance standards, with materials and installations covered by appropriate guarantees. FSG’s consistent quality assurance processes ensure reliability and longevity in all completed works.
