Project Overview
In March 2021, FSG commenced the design and build of five new homes for Milton Keynes Council. The development comprised two 4-bedroom semi-detached houses, one 4-bedroom detached house, and two 5-bedroom semi-detached houses, complete with associated external works including Section 278 highways works and drainage. The new homes were constructed across two pockets of land previously overgrown with vegetation within an established residential area on Talland Avenue.
Duration & Scale
The project delivered five high-quality, energy-efficient family homes designed to meet modern living standards and future sustainability goals. FSG successfully completed the scheme ahead of schedule by three weeks, demonstrating exceptional project management and efficiency. The project consistently achieved “Excellent” scores during Considerate Constructors Scheme inspections.
Scope of Works
The Talland Avenue development was a complete design-and-build project, encompassing all stages from architectural design through to final delivery and community liaison:
- Design and construction of five new family homes – two 4-bed semi-detached, one 4-bed detached, and two 5-bed semi-detached properties.
- Inclusion of downstairs toilets, family bathrooms, and ensuite bathrooms to master bedrooms.
- Spacious room layouts, large gardens, and ample multi-car parking for each property.
- Full external works including Section 278 highways compliance, drainage systems, and landscaping.
- Installation of iMist water suppression systems providing advanced fire safety measures to minimise water damage and reduce potential repair needs.
- Use of sustainably sourced timber frames with high thermal insulation and energy-efficient glazing.
Asbestos Management & Safety
All works were delivered in strict compliance with health, safety, and environmental legislation. The site’s proximity to local residents and a nearby school required additional measures to mitigate noise, dust, and other potential disruptions. Regular communication was maintained through face-to-face updates and letter drops, ensuring transparency and community engagement throughout the project.
Product Specification & Guarantees
Each home was constructed using high-quality, durable materials designed for longevity and energy efficiency. Products and systems installed, including ASHPs, MVHR units, and solar PV panels, were covered by full manufacturer and installation warranties in accordance with Milton Keynes Council’s housing standards.
Sustainability
This project reflects FSG’s commitment to sustainability and innovation in housing. Ahead of the UK Government’s 2025 plan to phase out gas boilers, all properties were built without gas systems. Instead, each home features:
- Air Source Heat Pumps (ASHPs)
- Mechanical Ventilation with Heat Recovery (MVHR) systems
- Solar PV panels
- Dedicated electric vehicle charging points
These features significantly reduce carbon emissions, improve energy efficiency, and lower running costs for residents.
Community Engagement
Given the close proximity of surrounding homes and a local school, FSG implemented a proactive communication plan. Regular updates were shared with residents through direct contact and letter drops, detailing build progress and key dates. Additional noise and dust mitigation measures were employed during school hours to minimise disruption.
Recognition
The completed properties were visited by Mr Ed Miliband MP, Shadow Secretary for Climate Change & Net Zero, who praised the project’s environmental contribution, stating: “They’re building new council homes, and they’re also insulating existing council homes, and this is so important because it is cutting bills for families at a time when so many people are facing an energy bill crisis.”
