Project Overview
FSG has successfully delivered multiple kitchen and bathroom replacement programmes for Hightown Housing Association over the past four years. Each programme involved works to between 120 and 200 properties, including sheltered housing, apartments, and general needs homes located around St Albans, Hemel Hempstead, and surrounding villages. In addition to kitchen and bathroom installations, FSG also completed electrical upgrades and full re-wires where required. The previous programme achieved 100% customer satisfaction and zero defects at handover.
Duration & Scale
The programmes were delivered across a four-year period, with FSG completing an average of 6 to 8 properties per week. Works were planned and executed to minimise disruption to residents while maintaining high-quality standards and timely delivery.
Scope of Works
The contract involved full kitchen and bathroom refurbishments, customer liaison, and electrical safety upgrades across a range of property types:
- Delivery of 6–8 kitchen and bathroom replacements per week across multiple housing schemes.
- Pre-start customer visits to conduct surveys, confirm colour choices, and identify individual accessibility needs.
- Collaboration with kitchen designer Howdens to create layouts tailored around each tenant’s existing appliances and space requirements.
- Structural alterations including removal of brick pantries, load-bearing and non-load-bearing walls.
- Installation of new plastering, radiators, and gas feed upgrades.
- Electrical re-wires, installation of new extractor fans, condense outlets, and replacement lighting.
- Installation of new heat and smoke detectors in kitchens and hallways as required.
- Boiler replacements carried out alongside kitchen works to reduce disruption for residents.
- Adaptations for residents with disabilities, including rise-and-fall worktops for wheelchair users and low-level integrated appliances such as ovens and induction hobs.
Asbestos Management & Safety
All works were delivered in compliance with health and safety regulations and client policies. FSG ensured asbestos awareness and safe working practices were followed at all times across all property types.
Product Specification & Guarantees
High-quality kitchens were supplied by Howdens, incorporating durable materials and modern fittings designed for long-term use. All works were completed to Decent Homes standards and supported by manufacturer and installation guarantees.
Sustainability
FSG promoted sustainable working practices by using locally sourced materials where possible and coordinating works efficiently to reduce travel and waste. Energy-efficient lighting, appliances, and water-saving fixtures were also incorporated into the designs.
