Project Overview

Spandow Court is an eight-storey sheltered housing complex built in 1975 and operated by Luton Borough Council. FSG was appointed to undertake the replacement of the building’s flat roof following reports of water ingress into residents’ properties. Due to the occupied nature of the building, FSG worked closely with the Council to survey, scope, design, and specify the works with minimal disruption to residents.

Duration & Scale

The project was delivered within a live environment across an eight-storey housing block. Detailed planning and phased delivery ensured resident safety and continuous building access throughout the duration of the works.

Scope of Works

The contract involved full removal and replacement of the existing flat roof system, including supporting access and safety measures:

  • Design and erection of scaffolding, complete with access hoist for materials and equipment.
  • Removal and safe disposal of the existing flat roof covering.
  • Installation of a new high-performance Bauder felt roof system to enhance weatherproofing and durability.
  • Replacement of fascia boards around the perimeter edge of the roof.
  • Installation of a free-standing handrail system to the roof perimeter to ensure future maintenance safety compliance.

Asbestos Management & Safety

All works were carried out in accordance with FSG’s stringent health and safety protocols and Luton Borough Council’s resident safety policies. The live environment required careful coordination to prevent disruption, supported by ongoing communication with residents and council representatives.

Product Specification & Guarantees

The new Bauder felt roof system was specified for its proven waterproofing performance, thermal efficiency, and long-term durability. All materials and workmanship were supplied with full manufacturer and contractor guarantees in accordance with project specifications.

Sustainability

Waste materials from the roof removal were segregated and recycled wherever possible. The new roofing system also enhances thermal insulation, reducing heat loss and improving the building’s overall energy efficiency.
